The Hutchinson Foundation was founded in 2022 in response to a growing trend of out-of-state developers and investors purchasing homes and land for profit, often at the expense of long-time residents. Founder Kindrell Hutchinson is a Florida native who has devoted over 20 years to community development with a particular focus on East Gainesville. The organization’s mission is to create lasting change by developing safe, affordable, and sustainable housing solutions for families and individuals in need. Their work goes beyond construction – providing property management services to ensure that the developments continue to thrive for years to come. The Hutchinson Foundation aims to build stronger, more inclusive neighborhoods where families can grow and succeed.

With financing from Florida Community Loan Fund, the Hutchinson Foundation is developing Jessie’s Village, which will create 22 units of affordable rental housing on currently undeveloped land in Gainesville. The community will consist of 5 buildings with a mix of 2- and 3-bedroom units. The homes are in a census tract with median income of 36% AMI (approximately $24,486 annually at the time of closing), and will be available to households up to 80% of AMI (area median income). The project has great support from the City of Gainesville’s Housing Authority and Community Development Department, and aligns with the City land use planning, which recognizes that homes that are affordable to low-income households are in short supply in the area.

Additional financial support for Jessie’s Village comes from public and private partnerships and grants. Florida Community Loan Fund received an ERP Award from the Community Development Financial Institutions (CDFI) Fund, which allowed FCLF to offer more favorable terms to Hutchinson Foundation to further help the project be successful. Technical assistance has been provided through the Florida Housing Coalition.
